What will the Conveyancing Solicitor do?

The conveyancing solicitor will locate and obtain your property deeds. Once the sale of your home is agreed, the conveyancing solicitor will draft a contract, and send it with supporting paperwork to the buyer's solicitors for agreement and endorsement. As part of the conveyancing process, you will be asked by your conveyancing solicitor to answer some standard questions concerning your property sale and to provide a list of fittings and fixtures to be left.

The conveyancing solicitor will liaise with your estate agent to keep them informed of progress made on the property sale from start to finish. Where the sale is part of a chain transaction (i.e. if you buy a house in addition to selling your home) your conveyancing solicitor will liaise with both the seller’s solicitor and your own estate agent to ensure that everyone is working to the same time scales to avoid any unnecessary delay on completion of your house sale and house purchase.

The conveyancing solicitor will repay your mortgage out of the proceeds of the property sale, ensuring that evidence of this mortgage payment is obtained. Furthermore, your conveyancing solicitor can arrange to pay your estate agent fees out of the proceeds of the property sale, if required.
