What will the Conveyancing Solicitor do?
The conveyancing solicitor will check the legal title to the property you are buying and advise you on any issues affecting the property. The conveyancing solicitor will ensure that a fair contract is agreed for you to sign once you are ready to proceed with your house purchase, and they will arrange and prepare the necessary paperwork for completion to take place as well as register your ownership of the property at the Land Registry upon completion.
Your conveyancing solicitor will liaise with the seller’s estate agent to keep them updated along the way. Where the property purchase is part of a chain transaction (i.e. if you sell a house and buy a house) your conveyancing solicitor will liaise with both the buyer's solicitors together with your own estate agent to ensure that everyone is working to the same time scales to avoid any unnecessary delay on completion of your house purchase.
